Pest Control For Property Management
Do property owners need pest control? This isn’t something which many property owners often think of. Unfortunately, what you have to understand, is that pest control is extremely important for someone in your position. There are several reasons why:
Why you may need pest control for property management
The first reason why you may need pest control for property management is because of your tenants. This is true, whether you’re letting flats, shops, offices, or something else. Quite simply, if there are pests on your property, then your tenants will soon know about them, and in businesses pests in restaurants and shops can get them shut down.
This can cause enormous hassles. If you have residential properties, tenants will complain and hold you personally responsible. They will expect you to solve the problem and cause an enormous fuss. In this case, what you have to understand, is that in most scenarios the government actually holds you responsible.
According to the law, your property must be “habitable.” Basically, this means you cannot have pests on your property. Now, this doesn’t always mean that you are entirely responsible. A lot of the time, the tenant is actually at fault. But understand that 9 times out of 10 the law will side with them.
Property management for shops and offices
You’ll also need pest control for property management if you’re letting shops. In this situation the problem is even more serious so would ideally involve a long term contract. Shop owners do not want to lose stock due to the pests on your property. They will complain and cause even more problems than people renting flats. For example, you may be financially liable. Even if you’re only renting office space, it’s a good idea to implement pest control practices.
Finally, another reason why pest control for property management is so necessary is because of damage. What you have to understand is that pests are capable of causing enormous damage. Birds are a good example. These pests deposit huge amounts of droppings, feathers, and nest debris on roofs. This can eventually block gutters, which leads to flooding and damages roofs. Also, their faeces contain acid which can corrode brickwork, metal and critical infrastructure. All of this damage can cost thousands of pounds to repair whether it’s pests in offices or apartments. Other pests like rodents can cause just as much, if not worse damage.
At the end of the day, it’s a lot easier to spend money on pest control. In the long run it will cost you far less than repairing damage. You may turn your nose up at this, but it’s best to think of this as a type of insurance. Just like you’d take out fire insurance, you should also take out pest ‘insurance’. The best way to do this is with regular maintenance and prevention.
